Built in 1890 as a guest house to a neighboring oceanfront estate, this Victorian retains its original wood floors, high ceilings, and hand-crafted moldings. Vintage pieces and soft neutrals give the rooms a collected, lived-in charm.

In New England, mudrooms are essential. Here, classic blue-gray wainscoting, vintage botanical prints, and a bench with basket storage blend function with character.

Just beyond, a light-filled breakfast room doubles as a casual workspace for busy mornings and afternoon calls.

The living room balances cozy textures for New England winters with light, airy moments for summer. Layered textiles, vintage wood pieces, and soft upholstery make it work across all four seasons.

In the family room, a sectional and tufted leather chair anchor the space, complemented by a custom striped ottoman in olive-green wool and layered textiles that add depth.

The powder room, wrapped in patterned wallpaper, features a reframed vintage Audubon print and an antique brass mirror that add timeless charm.

In the primary bedroom, a one-of-a-kind vintage rug set the tone for color, texture, and warmth throughout.

The guest room opens to an original sleeping porch through glass French doors—a charming Victorian detail we chose to preserve, with a daybed and flexible furnishings for year-round use.
